Mercy Health to demolisth former St. Luke’s Hospital

MAUMEE – Mercy Health is seeking proposals from qualified developers to implement the next phase in the redevelopment of the former St. Luke’s campus.

Mercy Health acquired the assets of the campus in June 2023 after McLaren Health Care made the difficult decision to close the hospital and related outpatient services. Since then, Mercy Health has welcomed nearly 400 former St. Luke’s associates and 22 providers into its organization, and recently merged the two organizations’ charitable foundations.

In the months since acquiring the buildings, Mercy Health conducted due diligence on the structures and concluded that the hospital building is functionally obsolete. As a result, the redevelopment plan will likely include the demolition of the building.

This transition to a developer, who will be an expert in this redevelopment arena, will allow our ministry to uphold our promise to the community of providing high-quality, compassionate health care,” said Bob Baxter, president, Mercy Health – Toledo.

As part of due diligence toward the campus redevelopment effort, Mercy Health hosted numerous listening sessions last summer welcoming the community’s input on the future of the campus and health care in the region. With that insight, Mercy Health is now seeking a developer with a proven track record of redeveloping assets that are similar to the St. Luke’s campus.

Mercy Health believes that combining community input with developer experience will lead to a much stronger and more sustainable redevelopment project.

Since acquiring the assets, Mercy Health’s teams have studied the infrastructure of the campus extensively, including assessing the buildings, public utilities, and access roads. This data will help to provide the future developer with the information necessary to create a successful project. Over the course of the next several months, Mercy Health will conduct comprehensive interviews with potential developers.

Mercy Health will continue to offer access to health care services on campus in several medical office buildings, including cardiac rehab and physical therapy; lab and radiology services; ambulat4rory surgery; as well as primary care practices and multiple physician specialties.
