Bob Bruning is a Realtor with Denny Henline’s Home Town Realty in Pemberville.
The Pemberville native had a career in banking before obtaining his Realtor’s license and becoming a
state licensed certified real estate appraiser.
Bruning enjoys selling all types of real estate, including commercial and farm.
"The marketing aspect has changed considerably over the past 10 years as clients rely heavily on the
Internet when looking for their next home or locating to the area," he said.
His banking background gives him an edge on financing, and his appraisal experience provides knowledge
about market value determination.
"This is very beneficial in today’s market as obtaining financing has become much more difficult and
caution needs to be exercised so that the borrower can adequately service all debt obligations and
reduce the risk as much as possible on the ability to pay resulting from any unforeseen changes in the
economy or family," he said.
His most satisfying sales are properties that need a little work, and the buyers are excited about the
challenge.
"I like to match a first-time buyer and a property that needs some ‘sweat equity.’ When they have
completed improvements, and have you over, you can see how proud they are of their home," Bruning
said.
His memberships include the Wood County Board of Realtors, Toledo Board of Realtors, Ohio Association of
Realtors and National Association of Realtors.
When Bruning started in the business he was owner of Multi-County Real Estate Appraisal Service and a
Realtor for Newlove Realty.
He and his wife Joanne have two children and four grandchildren.
He is a member of the American Legion and was past commander. At Bethlehem Lutheran Church, he served
three times as president.
At Pemberville Lodge 516, he has been a past master and has been treasurer for 30 years. He was an
original board member of Portage Valley Nursing Home and a state director of the Community Bankers
Association of Ohio. He is a life member of the Wood County Historical Society and past board member.

His hobbies include playing tennis, skiing, doing yard work, maintaining rental properties and watching
his grandchildren participate in sports.
